Terms of Service

1. About these terms

These Terms of Service ("Terms") govern your access to and use of Digs — our website, app, forms and related services. They are an agreement between you and AIVANCI LTD, trading as Digs ("Digs", "we", "us"). AIVANCI LTD is registered in England and Wales under company number 16823149, with registered office at Colony - Flint Glass Works, 64 Jersey Street, Manchester, England, M4 6JW. By accessing or using Digs you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use Digs. Digs is in pilot/beta and may change as we develop it.

2. Who can use Digs

You must be at least 18 years old and able to enter into a binding agreement. You agree to provide accurate information and to keep your account secure. If you use Digs on behalf of a group, you confirm you are authorised to do so for that group.

3. What Digs is — and is not

Digs is a demand engine and matching layer: it helps you structure your housing needs, form or complete a group, and surface potentially suitable homes and introductions. Digs is not a letting agent, a landlord, or a party to any tenancy. We do not list, let, manage or guarantee any property, and we are not responsible for the acts or omissions of landlords, agents or other users. We do not provide legal, financial or professional advice, and we do not handle tenancies, contracts, deposits or payments. We do not guarantee that any match, introduction, viewing, tenancy or other outcome will result from your use of Digs. Availability, pricing and eligibility are set by landlords and agents and may change at any time.

4. How Digs works, and your consent

You tell us what you need; we structure it and identify potentially relevant options. During the beta there is human review before student-facing recommendations and landlord-facing introductions are made — Digs does not auto-contact landlords on your behalf. Your identifying contact details are shared with a landlord or agent only when you give consent for that specific enquiry. Where your details would be shared as part of a group, that sharing follows the consent rules described in our Privacy Policy. You can withdraw consent at any time; withdrawal does not undo a sharing that has already happened.

5. Housemate discovery and introductions

If you choose to use optional housemate-discovery or introduction features, the following apply. Profiles are shown to others in a limited, controlled way, and contact details are not revealed without consent and review. Optional gender matching and LGBTQ+ household signals are off for the pilot unless separately approved. If they are enabled later, they must stay optional, consent-led, non-exclusionary and subject to the safeguards in our Privacy Policy. You agree to use these features respectfully: no harassment, abuse, discrimination or unwanted contact; do not attempt to identify, contact or solicit other users off-platform; and do not share another person's information. You can block or report other users. We may review, hide or remove content (including bios and photos), pause discovery, or disable a profile where appropriate to keep the service safe. There is no open public feed and no in-app chat during the beta.

6. Acceptable use

You agree not to: use Digs unlawfully or for unlawful discrimination; submit false, misleading or someone else's information; submit content you are not entitled to share, or sensitive/special-category information (see our Privacy Policy); harass, abuse or harm other users; impersonate any person or organisation; scrape, harvest or bulk-extract data; misuse demand or market information; or interfere with, probe or circumvent the security or integrity of the service. We may suspend or remove access for breach.

7. Content you provide

You keep ownership of the content you submit (such as your profile, preferences, notes and photos). You grant Digs a non-exclusive licence to host, process and use that content as needed to operate and improve the service and provide it to you, consistent with our Privacy Policy. You are responsible for the content you submit and confirm you have the right to provide it. Do not upload content that is unlawful, infringing, harmful or that includes other people's personal information without their permission.

8. Landlords and agents

If you use Digs as a landlord or agent, you represent that you are entitled to advertise and let the properties you submit, that your information is accurate and lawful, and that you will comply with applicable housing, consumer and data-protection law. You will receive a prospective tenant's identifying details only where that person has consented to the specific enquiry, and you may use those details solely to respond to that enquiry. You must not use Digs or any information obtained through it for unlawful discrimination or for any purpose other than the enquiry.

9. AI-assisted features

Some Digs features are AI-assisted — for example to structure information, score relevance, explain a match or draft content. AI-assisted output may be incomplete or inaccurate, is reviewed by a human before any sensitive action during the beta, and is not professional advice. You should use your own judgement.

10. Availability and changes

Digs is provided on a beta basis and may be changed, suspended or withdrawn, in whole or in part, at any time. We aim to keep the service available but do not guarantee uninterrupted or error-free operation.

11. Liability

Digs is a matching, introduction and support service. We do not guarantee that any match, property, landlord or agent will be suitable, available, lawful, safe, compatible, affordable or successful, and we do not guarantee any viewing, tenancy, contract, payment or other outcome. You remain responsible for checking property details, tenancy terms, affordability, safety and suitability before making commitments.

To the maximum extent permitted by law, Digs is provided "as is" and "as available" without warranties of any kind, and we are not liable for indirect, incidental, special or consequential loss, or for loss arising from the acts or omissions of landlords, agents or other users. Nothing in these Terms excludes or limits liability that cannot be excluded or limited by law — including liability for death or personal injury caused by negligence, fraud, statutory rights, or any other liability that the law does not allow us to exclude or limit. Any liability we do have is limited to the extent permitted by law.

12. Suspension and termination

You may stop using Digs at any time and ask us to close your account. We may suspend or terminate your access if you breach these Terms, misuse the service, or where necessary to protect users or comply with law. Provisions that by their nature should survive (such as acceptable use, liability and governing law) continue to apply after termination.

13. Intellectual property

Digs, including the platform, its software, design and brand, is owned by us or our licensors. These Terms do not transfer any of our intellectual property to you; you receive only a limited right to use the service in line with these Terms.

14. Changes to these Terms

We may update these Terms from time to time. If we make material changes, we will take reasonable steps to let users know. The current version will always be available at /terms.

15. Governing law and complaints

These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute. For questions or complaints, contact us at info@aivanci.com. For privacy matters you can also contact the Information Commissioner's Office (ICO).
